Property Bay Wales Lettings offers a professional service to both landlords and tenants alike.  They provide a range of competitive and professional services including a residential lettings agency and a social lettings agency.  Their role is to manage properties on behalf of landlords and all properties are of a good standard.




What is a Residential Lettings Agency?


A residential lettings service is available to all individuals however, you will be expected to pay certain finances to secure accommodation.


Many landlords require one month rent in advance and a cash bond to safeguard against any damage to the property at the end of the tenancy.


If you pash a cash bond to Property Bay Wales on behalf of the landlord they will deposit the money in a Tenancy Deposit Scheme.  It is a legal requirement that all cash deposits are held by an independent third party and is a fairer way for the deposit to be managed.



What is a Social Lettings Agency?


A Social Lettings Agency provides a lettings service to those who may not be able to access private rented sector accommodation without help.  Whether it is through homelessness, low income or an immediate housing need.


If you are eligible for the Social Lettings Agency we may be able to assist you with the rent in advance or the bond.


They work closely with the local authority's Housing Options service and will help you to successfully rent privately.



What property can I be offered?


The size and type of accommodation is based on your family size.  We aim to offer properties whose rental charge reflects the Local Housing Allowance. This is the amount of Housing Benefit that will be paid for a particular property size and individual family composition.



How long will I be able to live at the property?


The assured shorthold tenancy will initially run for six months however this depends on how you have conducted the tenancy and if the landlord is happy to extend your tenancy period.


If the landlord gives you notice through no fault of your own we will help you find alternative accommodation from our property portfolio.



Can I afford it?


The properties that Property Bay Wales markets will have realistic rents.  If you are renting through the social lettings agency then they will help to assess you finances to make sure you can afford the rental payments.


The Property Bay Wales staff will also assist you with applications for any grants that may be available and any claims for Housing Benefit.  They can also refer you to other agencies that could help you if you are experiencing problems with debt.

  • Completed application form

  • Formal photo ID

  • Recent proof of residency

  • References

  • Monies for deposit and rent in advance (unless you eligible for the Social Lettings Agency scheme)

  • Details of your current bank account
